Almost nobody local publishes these. I have never understood why.
Out of roughly twenty firms working this stretch of coast, two put a price anywhere on their website. The rest want you to ring up so they can size you up first. Here is the whole list. If your job is unusual it will cost more and I will say so before I start, not after.
The minimum job is £150. Small patios cost the minimum whatever the rate works out at, and that catches more people out than the rate ever does.

Send me photos
Two or three from different angles, and a rough size. Paces across by paces deep is fine. Photos are what let me price a job properly without driving over to look at it, which is why I would rather have them than a phone call.

A fixed price, in writing
You get a number, not a day rate and not a range. It says what is included, what the re-sanding covers, and how long I expect to be there. If the job turns out bigger than I judged, that is my problem and the price stays where it is.

The clean
Rotary surface cleaner over the open areas, a lance along the edges and awkward corners, then the joints refilled with kiln-dried sand once the surface is dry enough to take it. A 25m² patio is about three hours. Forty square metres is most of a day.

Sometimes spring is the better buy
Not every drive is worth doing the week you ask. Green growth stripped in November is back by February, so the same money goes further in March. If that is how your job looks I will say so and let you decide, because you might want it done for Christmas and that is a perfectly good reason. It is your drive and your call. I would just rather you knew before you paid than after.

The prices are on the website
You can work out roughly what your job costs before you speak to me. That is not generosity, it is just how I would want to buy something. It also means I cannot quietly charge the house with the new car on the drive more than the one without.
Fixed written quotes, never a day rate
A day rate rewards me for working slowly. A fixed price rewards me for being good at it. You get a number before I start and it does not move because the job took longer than I thought.
Re-sanding priced openly, not hidden
The sand in block paving joints is structural. It spreads the load between blocks and lets the surface work as one piece. It is a separate line on my price list rather than something folded into the rate, so you can see what it costs and decide. What you will not get from me is a quote that quietly leaves it out and a drive that starts rocking two winters later.
Two surfaces, not six trades
Driveways and patios, and that is the list. I would rather be genuinely good at two things than passable at six, and after ten years of it these are the two I am good at. Anything above head height or made of timber, I will happily point you at someone who does it all day.
Commercial
Car parks, forecourts, yards and farms
The same machine and the same method on a bigger surface, worked around your opening hours rather than through them.
Commercial sites are quoted per site after a survey rather than from the published price list, because access and out of hours working move the number more than the area does.
The commercial side- Car parks Hotels, offices, retail and residential blocks. Worked in phases so the site stays open.
- Forecourts and entrances Pubs, restaurants and shops. The first three metres a customer sees.
- Industrial and warehouse yards Units, loading bays and delivery aprons. Worked around your slots, not through them.
- Farms and agricultural Concrete standing, barn aprons and hardstanding across the Weald.

Questions
The ones I actually get asked
Does jet washing damage block paving?
It can, and most of the damage I get called out to look at was done by someone standing too close with a turbo nozzle. Held at the wrong angle it strips the joint sand out, scours the face off the block and leaves tiger stripes that cannot be undone. Done properly it is a rotary surface cleaner at a controlled distance, a wider fan on the edges, and kiln-dried sand back in the joints afterwards. The sand is the part that gets skipped, and it is the part holding the whole drive together.
How often should a patio or driveway be cleaned?
Twelve to twenty-four months for most places. North-facing, under trees, or within sight of the sea and it will be at the shorter end. A south-facing drive in the open can go three years. If it is slippery underfoot in November, it needed doing in September.
Do you need my water and electricity?
Water, yes, an outside tap is ideal. I carry my own hose and my machine is petrol driven, so I do not need a socket. If there is no outside tap I can usually run from a kitchen tap with an adaptor, or bring a tank for an extra charge if there is no supply at all.
How long does a driveway take?
A single drive is about three hours, a bit longer if you are having the joints re-sanded as well. A double is most of a day. Heavy moss, a lot of edging or an awkward hose run adds time. I tell you the expected time when I quote, and the price does not change if it runs over.
What about the mess?
Jet washing makes a slurry of dirt, sand and dead algae, and it goes somewhere. I sweep and rinse the run-off to a drain or a soakaway before I leave, and I keep it off borders and lawns where I can. Windows and cars nearby get a rinse if they have caught spray. It will be tidier than it was when I arrived.
Do you seal patios and driveways?
Not at the moment, no. Sealing done properly is a second visit two or three dry days after the wash, with a product chosen for the surface, and rain within about eight hours of application ruins it. That is a job in its own right rather than an add-on, so I have left it off the list. If you want it done, have the clean first and then find somebody who seals for a living.
What happens if it rains?
For cleaning, very little. It is already wet work and a shower makes no difference to the result. Heavy rain the night before can help, because it softens the moss before I start. Wind is the one that moves a booking, because spray goes everywhere except where I am pointing it, and I would rather change the day than redecorate next door.
Do you do gutters too?
Not at the moment, no. Driveways and patios are the whole list. Gutter work is different kit and a different set of risks, and there are people locally who do nothing else and do it very well. You are better off with one of them than with me learning on your roofline.
